Two rental markets share one zip code here. West of US-41, the Bonita Beach Road corridor out to Little Hickory Island and Barefoot Beach runs on weekly beach stays — condos and canal homes off Hickory Boulevard, back-to-back checkouts, wet towels everywhere. Inland, the gated golf communities are a different animal. Bonita Bay, Pelican Landing, Spanish Wells: HOA rules there usually mean a 30-day minimum, so we're doing one deep turnover a month instead of four fast ones.
Access is the thing that actually costs time. Barefoot Beach Preserve gate and parking will eat twenty minutes off a crew without a vendor or resident pass, so we sort that out before the first clean, not the morning of. We restock from Coconut Point. Smaller cottage rentals near the Imperial River and the Wonder Gardens block get the same checklist — linens swapped, damage photographed before we leave, calendar synced so a same-day booking doesn't surprise anybody.

Do you handle the Barefoot Beach gate access?
Yes. We get our crew on your vendor or resident pass list ahead of the first clean. Without one, entry and parking at the preserve end of Hickory Boulevard is slow enough to push a 4pm check-in.
My HOA requires 30-day minimum leases. Is that still worth a turnover service?
It is, and it's usually a bigger clean. Monthly guests leave more behind, so we budget more time, do a full linen change, and send you dated photos of the unit's condition for any claim or deposit dispute. Lee County's 5% tourist tax still applies to stays under six months.
